Tax Year Overview

If you are self-employed, a sole trader, a partner, or a company director applying for a mortgage, your lender or broker may ask you to provide a Tax Year Overview from HMRC.

A Tax Year Overview confirms the tax position recorded on your HMRC account for a particular tax year. It usually shows the tax due, payments received by HMRC, and whether there is any balance outstanding or refund due.
Lenders may request this document because it helps confirm that your Self-Assessment record has been submitted and that HMRC’s records are up to date. If the wrong year is provided, or the figures do not match the lender’s requirements, this can delay your application.
How many years do you need?
Most lenders ask for the latest two years of Tax Year Overviews, although some may ask for more. Your broker should confirm exactly which tax years are required before you download and send the documents.
How to get your Tax Year Overview
Many clients believe your accountant produces and provides these, however Tax Year Overviews are actually provided directly from your HMRC online account. Go to Self-Assessment, choose the relevant tax year, then save or print the Tax Year Overview for that year.

If you cannot access your HMRC online account, or the overview is not showing correctly, contact HMRC or ask your accountant for guidance on the next steps. If your accountant has authorisation to access your Self-assessment with HMRC they may also be able to download a copy for you.
Before sending it
Check that you have the correct Tax Year Overview for each year requested, that the tax year matches your broker’s instructions, and that the document is saved as a PDF rather than sent as a screenshot or photo.

Any tax year overviews we provide can be accessed through our client portal. However its important to note that many lenders prefer a recent and up-to-date version that correctly reflects your tax position with HMRC.
